After you figure  it out, oil based killz does AMAZING things! 

Greetings BP members,I'm looking to buy-and-hold a rental property (duplex) that has oil heat.

I have had to answer the infamous late night roof leaking phone calls, and dealt with: leaking toilets, leaking water mains, faulty electrical panels, broken water heaters, broken furnaces, underground oil tanks, troublesome septic systems, late rents, tenants dog eating the walls, unresponsive tenants and every other real or imagined rental horror story that people who are either too afraid or unwilling to, use as an excuse not to invest.

They have worked wonders in my experience and have saved me a lot of money vs having to use an oil based primer to cover up the smell before painting.Good luck and congrats on getting your property rented!

We had oil delivered yesterday and I applied to be on a plan w superior but we are cold again :/.

., and the things I'd keep is strictly the oil, ags, infra assets and REI.  

like most financial freedom is part on the goal, but more important is so get more time with my family i currently work away from them in the oil field pushing 120 hours a week and then i get 2 weeks off every 20 days.

The first thing to find out is whether the existing paint is oil or latex.Unless when you said it had never been painted because the house is brand new.

Are these places in the 'north' where you have oil heaters?
