I have my landscaper notify me when they'll start the season and when they conclude the year.Usually they would start the season with spring cleanup around the beginning of March.

With this theory, If I make sure my all in price after rehab is capped at 80% of fixed value, then I won't have to deplete that 1/4 mil, ill have 20% equity in each house, I'll be getting cash on cash returns to which ill add to the investment monies, and making enough off the GC company to pay my regular bills and what not.

Good contractors always clean up after themselves and leave a place every night neat and orderly.Most of these houses were built in the 60's when people were obviousley happy with 3 bedrooms and one bath for the family.

Astute investors will clean up, but longer term damage will be done to the market if there is not some form of reform.City's don't care, they are reaping a fortune currently, so nothing will be done until too late.

I was able to buy property at $200k and raise rents from $1,500 to $2,200 and cleaning the place up and spending about $2k on clean up.
