Had ~30k student loan debt and ~15k auto loan (nothing but regret in hindsight).  

They are managing their own STRs like a luxury hotel, implementing renting strategies similar to NYC and LA where they are renting out rooms and targeting schools and traveling nurses.The clients I have that want an auto-pilot property to do well are not living in reality right now.

There is but you are correct there is still some gray area though using auto dialers whether its robo dialing, ringless voicemail, auto texting or even cold calling with auto dialers. 

They all are rented for the most part and like 6 on auto pilot. 

I have no problem with email auto-responders.

There are plenty of auto enthusiasts that would consider a ten year old BMW a POS.

Most investors are more comfortable with class a single family homes that they can put on auto-pilot.  

@Curt Smith I like you’re thinking but use Quicken’s free Mint tool with a custom category hierarchy for the same purpose of tracking by house and auto-categorizing of expense types by Schedule E category.
