The unit is in awful condition, likely because there are too many people living in the 2-bedroom unit (at least 3 adults and 4 children), and their lifestyle habits have caused them to break something almost weekly (shower mixing valve cartridge, rails, cabinets, stairs, etc.).

Also, total # of occupants could potentially be more than legally warranted for the unit (i.e. couple with four kids in a 2BR 700 sq ft unit).If someone has an adult caregiver, you'd want to do a background check on that person too (ideally have them on the lease).My original paper application asked to list all occupants, and also stated that all occupants over 18 had to submit an application.

key to my teams was they were male female with the female the MUCH smarter and better closer than the male.. this diffused the front door situation.. when we were in Timber and driving up driveways in the boonies with 3 pit bulls  no trespassing or your will get shot etc etc..
