Hosts with listings in Brazil pay a 4% fee.

They paid a down payment in the beginning, they pay a little bit more than the current mortgage payment and so i cash flow a little bit and then they will pay a balloon payment in about 8 years of around 200k.

@Brian Siedenburg the hard part of this they can be upfront and good people but still not be able to pay the rent.

Do they require you to pay the design fee or is it optional?

Your cashflow is better because you’re not paying rent.

If they don’t pay it will come out of the security deposit.

Here in Maine, it routinely gets deep into the negative temperatures in winter, so lack of power/heat/hot water can quickly become a health and safety issue, especially if there are small children/elderly or those with health issues in the building.

AND the project you will be taking on will ideally be paying your monthly mortgage.
