At the time I got a 5-year commercial loan amortized over 20 years, the idea was that every 5 years I would reapply for/refinance the balance at whatever is the going interest rate.So, in 2021 when it was time to refinance (5 years passed), I was able to get a 10-year loan amortized over 15 years.Current rate is 4%, maturity date is 9/31, current outstanding balance is 220,742.

With RTR, to date they've never disappeared and have the stellar customer service reputation to try and work on the resolution Lastly for anyone considering investing out of state I would still recommend you either go visit the property or have a third-party go visit the property and nirghborhhod   Amen brother.....

if you want the basics of being a landlord and dealing with teh day to day, they brandon's original book on rental properties was the one that made me realize "oh it is actually just this simple" the numbers in there are likely dated at this point but the principles are the same.most of this industry and world is relationships, and communication, so candidly if you want to be successful spend some time studying how people make decisions and what goes into market trends and manipulation.

Let’s say hypothetically  they were willing to sign a lien / deed of trust / mortgage in my favor to protect my position.Also, let’s say that the person that was selling and did the deed of trust to secure assumption ended up having a judgment at a later date.. could I foreclose on the deed of trust / mortgage to clear title?
