I’d make sure your $17 already includes:Property taxesInsuranceFHA mortgage insurance (PMI)Any utilities or services you’re covering (water, trash, lawn, etc.)Maintenance and capital expensesSome allowance for vacancyIf any of that isn’t included, the property is probably slightly negative once you move out and it becomes a full rental, so you want to be comfortable with that tradeoff in exchange for loan paydown and long-term upside.Just to confirm, you’re looking at:Purchase price: $310,000Down payment: 4% FHARents: $1,400 per sideProjected net: $17/month once both are rentedAre those the numbers you’re using, and do you have estimates yet for taxes, insurance, and PMI?
