One more thing to clarify-- I was under the impression that so long as the fund holds onto a property for at least 10 yrs if they sell it after that they're not taxed on the  appreciation of that property.

First couple of yrs everything was good, but recently I think the overall rental market in MS has been challenging and effected many out of state investors, lot of challenges with squatters and PMs are unable to keep up and asking investors to find another PM.

And for older properties (10-15 yrs) do I need the top tier?
