The ones around me price under what Waste Management charges to come out and haul - WM is about 50 bucks/month, they'll haul the trash for about 30-40 per month and come right up your driveway and pick it up.

There’s a lot of noise out there, and your post cuts straight through it.believe it or not I am asset rich and income light but it is because 1) I Believe in RE leverage so my cash flow is minimized 2) I am “retired” meaning I have no w2 job, my job is managing our assets.I am still in the hunt for a good RE investment but I am being very selective and most would consider my underwriting conservative (I hope it is conservative but do not think it is very conservative).

They also alert me of suspicious people/vehicles or if the power went out.In some cases, I offer to do minor repairs to their house, or at a minimum have my maintenance guy clean their yard or cut their grass for free.

Most people replying these days are selling something, and their posts are either ChatGPT responses or cut and pasted.

Seems like about half the population has pets these days, so by NOT allowing them, you are cutting potential bookings by half - maybe more, since a pet owner is more likely to go STR versus hotel.
