Perhaps your father would be on-board with that toe in the water of REI. 

On the water why did it come in? 

•Infrastructure: Does it have access to local utilities such as water, sewer, and power?

I’d recommend mid grade dimensional shingles, and high quality ice and water in valleys and around all penetrations.

I'm strictly focused on electrical, plumbing, water heaters, HVAC tune ups (hopefully not a replacement) and any safety issues.

What is the depth of the water and how consistent is it?

Need to keep the following in mind: 1) You will need a good team including attorney, RE agents, handymen, etc.. at a minimum. 2) You will need to rely on these people from a distance. 3) A hot water heater or other repair items from a materials standpoint is going to cost relatively the same.

You know how much you need to live on (for you personally), what it costs per Canis familiaris to babysit, add in any licensing, insurance and rent, heat, water, etc.

I'm not trying to be harsh, but "forcing" a deal has gotten me in hot water in the past.
