I’m an investor in the west valley and can attest to the explosive growth in that area over the past few years and there is no end in sight.

It shows explosive equity growth.

I think the explosion is a combination of:The market realizing the value of a cloud based model during a pandemic (or any downturn)eXp had a record setting second quarter while big names like KW and RE/MAX reported revenue decreasesContinued agent growth (50% in one year)Announcement of additional international expansionThe model just makes so much sense to me. 

Jerry Colangelo’s development, the south mountain loop 202, Cavasson, Desert Ridge, Gilbert’s explosion, the downtown revitalization...it’s literally a crap shoot to see which area truly comes out on top.

Wow that's amazing Duane would love to big your brain on the utah market when I get out there seems like you are really just taking advantage of the explosive growth out there. 

EOTR pricing seems to already factor some anticipated explosive growth which seems more like a 10 - 15 year timeline than a 2 or 3 year timeline.

That said, I think is that we will see an explosion of these types of startups in the coming years (arguably already) and continuous improvement in quality and efficiency. 

I’m really bullish on buy n holds in this area due to population explosion and job growth.

It's the same case for hiring a highly referred plumber who will fix the leak and a few other things for the right price, or take the new guy no one has ever heard from and your leak has now turned into an explosion.
