In my neck of the woods, it's a wash and we're essentially performing like we did in 2019.EDIT: If you can't survive without performing like 2020/2021, then I recommend you start finding creative ways to increase revenue.

I know certain neighborhoods these railing are all over, but I still think better renters might be interested in the place with the metal.I'd put in a hose holder--go ahead wash your car, and have the broken concrete repaired (for the same reason as the railing), even though you could probably get 25 more years of use out of it.Don't get me wrong, I think it looks like a money maker as is, but if it were in my portfolio, I would "snaz it up" a little, hoping for a better renter.And have a service get rid of those oil spots on every turn.Good Luck!

I go inside to meet with the other tenant through the back door, the place reeks of dope, and I look down the stairs and see the two "kids" have set up shop on top of the other tenants washing machine.

That said, I think there is room for creative developers who incorporate elements like microhousing and co-housing and other quasi-shared living situations and who provide the types of amenities millennials want (gyms, dog washes, bocci ball, rooftop gardens, high speed internet, concierge, etc.).

You'll also need a place to store/park the fleet and cleaning areas, I have never seen a food cart/trailer at a car wash!
