Nothing is comparable to the amount of data available for you when you've got MLS access.

All you can do is plan based on the data you have regarding rents and vacancy rates for your area. 

They are going to be sifting through a TON of data already, I always find it good to lean on story and less on data in my interactions with the appraisers.Good luck on this investment, Eli!

We don't know yet, waiting for the test to come back but the question is if they will agree about putting it into escrow and I have no idea how much it can cost at the end
