Banks would use 75% of your rental income so if you move out of a unit that new rental income would be counted toward your dti / It is almost a wash, although I don not know your total picture you should be able to enjoy your new sfr without much impact 

For my washing machines I pour a gallon of RV antifreeze in the drum. 

Even though they had a week to prepare, the home was a disaster.They had a washer/dryer (more on this later) but were apparently just throwing dirty clothes in the corner instead of washing them.

And if rents due go knock doors to mow lawns for $20.00, put out a sign of washing cars for $10.00, I can go on and on but fact is their is ZERO shortage of income potential, just complete and total lack of self responsibility. 

My take (from talking with people who have property there) is that that shouldn't be a huge issue if you are not talking about laundromats or car washes.  

I would say if you truly think selling it to him would net you an extra $30k, then worst case attempting to pay off $30k of his credit cards would be a wash if he never paid you back a penny, and also the hassle of listing it amd rehabbing (aka time/energy) is saved as well.Just my 2 cents.
