Sometimes it will be a wash and they won't count the income and sometimes they may count a percentage of expected rents to help you qualify for the rent.

Best one I have ever witnessed was a washing machine strapped to the hood of an old Ford LTD.now I'm wondering why I have a  truck when obviously I have a couple very capable material haulers.

I see your analysis and I would have to say that the 300 sqft will not hold much longer. labor cost will also go down so it may be a wash.

If you have decent credit you should be able to get one, I think it was $95 annual payment but I get cash back so kind of a wash

Look for burn marks on floor coverings, window sills, fireplace mantle and bathroom vanity.To reduce the smoke smell, wipe down the entire apartment with a vinegar wash and set pans of white vinegar around the place.
