I get that for sure.. so to me I still have to earn the money one way or the other .. so to minimize interest expense is my goal number one.. ( on long term held assets or my primary secondary or tertiary personal homes that I use.. and no debt is best for me.now for most it does not matter.. but for us that are developers net worth actual true net worth and not a lot of long term liabilities is important component of getting loans.

If my goal is to first learn then serving a brokerage may be best but if I jump into REI, having independence to represent myself would be key, and maybe I can satisfy the learning component by shadowing an agent.

We in our lease addendum have language that the property is X years old and may require components to be replaced which is not uncommon and no rent reduction or hotel will be provided.

@Kang-Li ChengI cannot comment on this specific company but we buy loans from similar companies (both performing and non performing) and I Can say the consistent component to these companies is they are horrible at underwriting and write loans to collect the points / fees but many of the loans we see we cannot believe they gave that person a loan.I am curious what types of returns they targeted as the invest in one asset model to me is very risky.
