I'd recommend reading Elizabeth Colegrove's book "The Everything Lease Addendum" there's a lot of great tips/wording on what you should add to your lease agreements.

Currently reading every book, article, and manual on the subject.

This guy is 100% in my book and I wish I had clones of him in my other rentals.

South LA, West Adams, Jefferson, those areasBTW knowledge is only half the battle in RE... for instance most of the real estate investors I know never read a book or forums etc (except maybe a couple general RE investing books)   but just took action, were ambitious and frugal.
