I bought the property, replaced exterior doors, did some plumbing, installed new wood vinyl flooring(cheap but so beautiful), new bathroom floor tile and sinks, drywall patching work, closed off ugly carport to make a 2 car garage, patched up the cracks in the foundation, and a whole lot of paint.

turned out our original "plumber" installed a faulty fitting and then tile guy (which brought the "plumber") covered it with the shower pan. note to self: hire a real plumber!

Well, in that you really lose everything.At a lower level, a personal liability suit can hit you for more than the property is worth, the risks you mentioned are very minor compared to the possibilities.Don't intend to scare you off, but in RE you are dealing with the public, you are a provider, a supplier of services, you take on legal and social responsibilities unlike being a consumer in the stock market.
