I thought about putting subfloor over the existing but that opened up a new bag of questions.The existing wood floor is only about 3/8" below the laminate that is down in the adjacent room.

How do you shop for a good lender without taking all the dings on your credit report and thus decreasing your score and getting higher interest rates because of it.

Based on what I've learned on the podcast and here on BP, I've been shopping around for loans. 

For example "Movement mortgage" and "Homebridge"  Does everyone "shop around" for HELOC?   

This is at a auto shop that I own, my plan is to clean the shop up and rent out the shot.

This would likely enable her to secure the property she's always worked towards, enjoy it and develop it NOW and rapidly proceed to sell her primary residence (valued at $500k++) instead of liquidating her more difficult income producing commercial property, then shopping, then selling her primary residence..I recognize there are MANY alternatives, including contingent offers on a new potential primary and/or leasing back her current residence as a contingency of a sale.

McDonalds, CVS, Mom and Pop's Bake Shop, etc.) pay for all the expenses related to the property including:1.

I can't tell you how many times I've gone to the property and it is gone, or you figure out something is wrong, maybe the legal description, or the address, or there is $100,000 worth of junk there you need to haul off that was not in the pictures, or that cool commercial building, that when you get there has the faint words that you can now make out to be a former dry cleaner, or gas stations, or lead smelter, or oil change shop or something like that. 

I try to serve as a one-stop-shop for them (sales/property management/recommended lenders/contractors).
