Right when I was in the middle of shopping for properties was when prices shot up ~10% in a month, inventory went to next to nothing overnight, and everybody started skipping inspections, no contingencies, etc!

REI has always been about supply and demand- for this to be a buyer's market you need an imbalance in demand, with lots of sellers (which we aren't seeing here in Seattle).No such thing as an "overnight buyers market".
