Ryan McBride Tax deductions when running errands for my properties

During the first week of the month, like most landlords, I'm tasked with collecting rent, paying bills and utilities, and as always, looking for more property to acquire.I have never expensed lunch when i'm out and about running these "errands" but a fellow landlord told me that he was deducting the normal 50% of the cost of meals when tax time rolls around.For example, my friend leaves his office at 10am, and drives to a property and collects rent from 6 tennants. 11am, he drives to a 2nd property to collect rent from 4 tennants.

Where there is an intentional "intrusion" in the normal flow of shingles, like a vent stack, chimney, skylight (I hate them) etc.The problem is a leak in a roof is FINDING it.

The only exception might be if you're ordering in some "unusual"/not normally stocked at the supplier items.The right answer was from yourvirtual assistant, tax forms, proof of insurance FROM THE INSURANCE CARRIER, not from the insured.Or, you could do what I do, on the rare occassion I hire anything done: go to HD, or wherever your local spot for finding braceros is and pick them up, pay them cash at the end of the day, and tell them that if they get hurt you'll just bury them in a cornfield!

Yeah, screen your tenants well and you will more than likely not have those kinds of problems.The deductible is a bad idea because its customary that because they are renting the house they are not responsible for normal wear and tear (which is subjective in some cases) but its one of the few benefits of renting over owning a home.If you start charging them deductibles then they might as well buy a house.Just my opinion.
