My round of personal credit began in late January, so that's about 6 months which is in line with their promise.

Large flat walls are cheaper than small areas with lots of cuts & corners.It will take a small crew about 7-10 days to hang drywall, tape and mud, then let it dry a day or two, then sand, mud again, dry again and sand again, finish and clean up.

I read the writing on the walls way back in the late 80's and 90's and systematically chemically stripped or physically removed any suspected lead painted trim, clapboards, antique doors, etc. from 1983 through 1989. 

I’m a local contractor as well as trying to finish up my own licensing to sell real estate.

Just curious when you see something like this, is it already too late?  

My lease agreement says rent is late on the 5th after 5pm.

This allows me to compare a property that I'm looking at to similar properties (location, quality of finishes, size) in the area.

It helps that the units have luxury finishes compared to the others offered in the area and rent is only $200-250 above the average price.

I figure if the renovation runs over the 28,000, I could concentrate on one of the two units and get one rented, use the rent from the first finished unit to fund the renovation of the second.
