Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

Law enforcement is present to make sure that the process goes smoothly WITHOUT violence on the part of either side. 

I'm a hard money lender and short sales are sometimes quick/smooth, however i have worked others that are not remotely.
