Flipping seems like a good fit.  

We work with a lot of investors and should be able to find some people for you to "interview" to determine if they would be a good fit for your endeavors.  

You could contact a company that works with a bunch of insurance companies, they don't have a price just from one company so they can help you look at different sources and find you the cheapest and best policy that could fit your needs.

In particular, my wife loves finding deals, and I love working on stuff - so this fits us at the moment. 

You won't fit into a conventional loan in your current situation so you will need to get creative.

He does not fit the bill of the other tenants that I interviewed in the process and I feel very comfortable with him as a tenant.

If you are comfortable with the cash flow the property is making and you know that it will fit into your longterm goal, then don't dismiss it based on rules of thumb.

I did force all of them to pay on time but was determined and eventually evicted or otherwise got rid of them all.They all fit the welfarian stereotype and were in fact typical of the vast majority of welfare recipients in Ontario Canada.
