Stop nickel and diming your expense cuts, and cut the big expense items, not the small ones! 

This was a very extensive job with water damage.

However, I don't know anyone that will cut a check by monday for a million dollars. ;-) They have no clue who you are and aren't going to risk losing a cool million.

I want to stay away from Section 8 for now.As for NY, I've contemplated Poughkeepsie, but I'm not too fond of how the job market/population has been looking.

If you have never done a job with any, and don't have the house under contract, unless you pay him for his time (even this might not work), he has zero incentive to view it and write up a budget/proposal.

The problem is if a realtor sees their only value as having access to the MLS, their job will be replaced. 

Start with little jobs, gain some experience and credibility on the platform, and she will eventually develop a consistent client base.

Property management should be left to those who are qualified in this arena, or to property owners who are willing to develop the skills necessary to do the job properly themselves.
