If you're looking at a play for buy and hold but looking to sell and cash out down the road (as in many single-family home investors), it may not  be viable in this niche.

As I diving more deep into emerging markets looking for value add plays with multifamily apartment complexes Im learning a lot about how to spot an emerging market with specific key indicators which is very helpful of knowing when to buy. 

Costs that I think a lot of flippers may forget to include are: interest on money in play over time, property taxes, insurance, lawn or snow maintenance, utilties, risk for vandilism, loss of doing other deals if funds are limited and tided up....and your time!!!
