Neighbor D bought for 310 a few years ago and he decides to get out for 360... basically the older people see start selling , but because they are making a profit, they start accepting less and less cash for their homes and the newer people are left holding the bag for their recently purchased 400k+ homes.

Having front door delivery is great and free, plus I can shop when HD and Lowe's are closed.  

For those of you that shop at Lowes, don't forget your 10% off coupons that are always available via eBay for less than $1 each.  

Buy your clothes from thrift shops. 

They are living in home now without too many gripes, but cosmetic damages from foundation have opened up cracks to outside (light/air coming through home that they have plugged with plastic bags).- Repairs for flip estimated at $37-$44k (foundation, cosmetic, flooring, windows, doors, bathrooms/kitchen, etc.).

I would definitely shop around.

Banks are very eager to lend on this stuff now, I have shopped around and have found all their terms to be about the same.
