The houses i am seeing are oil based heat.I know its preferable that they come individually metered but want to see if anyone has experience of convertingThanks

The question you have to ask is oil going back up to over $65 a barrel.  

@Scott F. one incident, and there have been many, but one that sticks out in my mind is that we had a tenant in one side of a duplex that took out her hearing aids and was cooking on the stove, walked away and the grease started a fire.

You've lived in it and cooked, showered etc. in the property  There is no newness that people seek right now.  

They stain and your tenants will spill oil, wine, juice, etc. and inevitably forget to wipe it up.
