It has PMI on the loan right now but once I finish improvements I can get it removed with a appraisal.

Of course the type of window and siding materials as well as nterior finish materials will play a factor.

So I'm finishing up my first rental after a renovation and wanting to get it cleaned prior to the tenants moving in.

Make sure the basic comforts of a home are available to them ASAP - functional kitchen, finished bathroom, finished bedroom.  

Isn't finished out with sheetrock or anything either, just basic plywood...may or may not be insulated.

Can somebody give me some pointers about:- How do I make it as finished sq ft in county records.

Generally my subs prefer working for me over the investor but we also have a history and reputation ex: they know they're paid as soon as they finish vs waiting on inspections.
