In my mind I am aware that there's a difference in Capital Gains tax rates between short term (less than 1 year ownership) and long term (more than 1 year) so from that perspective I'd be taxed at a higher rate.

Fast because you need to deliver the project on time (in my perspective of a project manager) because if you don't, the owner will start losing their cash flow and they will hunt you down.
