Number 3 in particular is new territory for me and I have the following questions.1) What resources are recommended to explore what structure (LLC type) is best for our collaborative to ensure all interests are protected?  

There are a lot of deadlines that need to be met in order ensure you meet you closing date. 

I am asking if anyone could shed light on how they have structured their partnerships to ensure both parties will be protected after a deal has been made and implemented.I have found a great partner that has a lot more insight about the local markets in my state and has offered to partner up with me on investing on deals together. 

What motivation does she have to ensure it is picked up and in good order.  

And how do you ensure that the future development is relatively likely to go forward?

Last 9 months for 4 beds and last 12 months for 5 beds (to ensure large enough sample size).

It added another layer of complexity but didn't really do anymore to ensure fair housing laws are enforced than before AFFH. 

But I definitely agree with them--nominal price would be best to ensure they have some skin in the game.
