I read on a different thread that someone used spiderman stamps and saw a good response rate so I definetly say use unique stamps! 

It is a very unique area.  

Each list will have a unique function and unique combination of fields (in addition to the normal ones like name, property address, contact info, etc).

I don't have anything to add but I did want to say, that house has very unique curb appeal. 

I think you are going to be surprised over the "unique" problems you run into that are going to run your expense up much higher.
