How do you buy anything or stay somewhere?

This does not align with buying most buildings in cash.Once you progress in your investing efforts you may come across more UHNW individuals, family offices and institutions who would take the lower return for limiting risk (all cash deal).

Find me something that's even a 7% cap rate and I'll buy it tomorrow!

Ideally you can provide something extra or unique that you can highlight in your photos and description to stand out. 

For context, I'm based in the SF Bay Area in CA and looking into buying my first OOS rental after house hacking locally for 10 years.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

(You say it’s worth about $100k more than you’re paying so figure an extra $15k.)Maybe you’d be better off partnering with the parents unless they have zero interest?

I think with the time you’ll spend working on this, you could find 2-3 existing parks to buy in the meantime and not need to take anywhere near the same risk
