If you can bring unique and different value, go for it!

I am curious to hear stories or situations that you did something unique to help a tenant?

Our current PMI is $1320 and rate is 4.25%.I have been doing some research, but since our situation is somewhat unique, I haven't found a lot of advice.

so far so good on this project.. we have a unique location in that small town.. you can see the tree line just past it is the Mollala river so we have a feel of an enclave there instead of sprawl..  

But, they are in a unique situation since the Gov't provides housing allowances and VA loans to them. 

In terms of what I look for in markets, it is nothing special or unique and I'm sure others have a more comprehensive list than I.

They have high population and job growth, large university campuses nearby, many nearby hospitals and high walkability scores making them uniquely able to meet the majority of short and long term renter's wants and needs, so drives rental growth as well as appreciation.
