What have any of these people done since the high rates?

If you google anything regarding mortgage rates or refinancing, you only see lending tree and rocket mortgage or some brokers that will send your information to 1000 people.

Some people will say, "Take out a quality Insurance Policy and you will be protected."

I always remember that rockstars know rockstars, so find someone who is a mover and shaker - likely a meetup host - and then ask them who they know.The people doing 100 flips are super busy, so I've also found the best person to find is someone who is a step or two ahead of me...so maybe for you, that is someone doing 2-3 flips a year. 

Not sure if you’d get people with developer in their profile by editing filters.

I know so many people who have been ripped off by contractors.  

For people that want to close and make it pretty/official/permitted/etc once they are owners, the question is "what is the cheapest way we can get this to pass an appraisal without the appraiser calling for a licensed/bonded/professional/whatever to fix things prior to closing?"

Why would people be looking to rent your house?

Right now, land (unless in a hot market) takes a special type of buyer/developer to turn it into money, so you're better off finding the thing the people with the money want. land tends to sit a long time...
