Emails, Facebook, and others tend to be digital “rabbit holes,” with one “quick check” turning into more emails, more texts, more updates.

Check on the foundation, roof, plumbing, and electrical.

You can let them stay the month and get a consent judgment to hold in escrow if they don't vacate, but not sure of the rules in your state, you would have to check with a local attorney. 

So far I've been blindly trusting rentometer and done very little cross checking with CL.

In the past I have only wired funds on closing day (or provided check in person) and when I sell the other party wires funds to me on closing and often I don't receive funds til next day.
