You can let them stay the month and get a consent judgment to hold in escrow if they don't vacate, but not sure of the rules in your state, you would have to check with a local attorney.

In the past I have only wired funds on closing day (or provided check in person) and when I sell the other party wires funds to me on closing and often I don't receive funds til next day.

I have 4 student rentals - 24 bedrooms all together, 3 of which are 2 family, 1 has 8 bedrooms, that one has a monthly water expense of $65 ( 2 full baths, 2 half baths and 2 laundry machines). you may want to re check the numbers.
