Thanks for the response, I am comfortable putting a decent down payment down but I still want a good amount of cash to wiggle with for any unexpected things / upgrades before going on the market.

Check is counterfeit will get deposited But u won’t know until bank investigates and takes the money back from you in a month By then u just shipped it off

For an interest only loan, are you seeing that monthly payments (10% seems common) back to investor for x amount of time until refi, then payback original payment at that time, is common?  

As Marc said, I would get a larger deposit from the renter who you are unable to screen.

Once we’re able to cash out after the new appraised amount was given, does our new 30 year (or however many year your loan is for) mortgage start from scratch?

Curious if they have a high amount of vacancy with it being a military town or if that actually works in favor of the town because there are always people being moved there?

Should I be asking for additional deposit to secure my property 30 days in advance of commencement of the lease?

Deposit was $2800, and I sent a check and letter to them for $1880 after they moved out.

This includes documenting the existing conditions to ensure they don't damage the property when they move and deposits.
