I have specialized in land and new construction but plan to concentrate on investment real estate going forward.

After going back and forth i was able to get the house for $88,000.Crappy Looking Green House in Backyard (Paid $1400 to remove)Hardwood floors were in very rough shape (Refinished for $1200)House had been vacant for 5 months and was just REALLY dirty (elbow grease)AFTER 3 weeks and 3,000 ....

If the old locks are still in good shape just install them at another address.I also went to college, not that it is mandatory, and I got a business degree that emphasized real estate.  

Land is scarce, personal property is not.In history, how many nations have gone to war over land?

The house was in deacent shape and needed upgrading and minimal repairs,(estimated at $30k).

@Joshua Feit,Conventional "wisdom" holds that 20% of the value of a property is in the land.

My question is would I be wise to clear the land and have a fourplex built?

Then you can also get an idea of what kind of shape the system is in when you purchase and what to plan for in the future in addition to getting the current problems fixed.
