These instruments are not perfect, none of there real estate I ever have invested has been perfect, but my stock portfolio is up and down like a whack a mole party.  

When i started doing them my self i notice that obviously when the latest comps used are post pandemic prices dropped add that many people are waiting for the pandemic and moratorium to finish before buying.For condos and apartments investors are afraid to deal with current tenants not paying and the Eviction process.I think this is a GREAT time to pull the trigger since this has an expiration date, record low mortgage interest and buyers waiting in the sidelines... it is a perfect storm for property prices to skyrocket. 

Here it is perfectly acceptable to put in your add that you don’t accept section 8 and if I get a reply asking if I do I respond that I don’t and there is no issue.  

If you are out of fannie/freddie slots and only have a few properties that you haven't refinanced yet, why not roll the remaining properties into a blanket and cash out to max LTV. 

I'm using 7 years as my event horizon because that's earliest I could possibly retire if everything goes perfectly. 

All I’m saying is if you’re newer and waiting on the “perfect” time - especially if someone is telling you to - you might be waiting long past this next year.
