Construction is an industry that attracts people from all walks of life and there are many bad people out there.  

The nearly 9 year lease and 5 options to extend the lease where attractive as long-term buy and hold with strong cash flow How did you find this deal and how did you negotiate it?

The key here is avoiding alleyway properties and locations that attract low quality tenants.

Taxes are the least important of the considerations and should come last.The starting point is how attractive this duplex is long-term.
