I just put a town home under contract for $45,000 it needs a little electrical work and carpet and paint.  

I spent $7k on new appliances, carpeting and paint and a month of my labor flipping the place.

The old moldings certainly have lead based paint.  

I'll need to have a dumpster delivered new roof, new exterior paint and fixing some siding, new drywall texture new doors new trim new floors a major cleaning in the kitchen new countertops appliances and fixtures.

Not event putting paint on walls.Class B property for us means it likely needs paint, and new flooring.Class C property will be when we strip it of everything; flooring, cabinets, appliances.. roof could need replacing, inside and outside doors, any amount of work that’s more that putting down paint and flooring.

@Tom Ott - the property is in good rent-able / habitable condition with recent carpet, paint etc.
