You can get a good one for $300-$350 brand new.Overall when tenants go from a landlord who has in their eyes ignored them these types of requests are not uncommon.

Paying with your own money can certainly be a bit more risky since you don't have the lender's extra set of eyes on the transaction, but if you know what you are doing, you should be able to pull much of your money back out after repairing and renting out your 4-plex.

In my experience, it is great to have a specific criteria when speaking with brokers so they know exactly what you are looking for and you can pass the "eye test" as they will likely run this to see if you are a "real investor."
