Advantages: If done right, it might be an "okay" investment at bestDisadvantages: TK Providers strip the most equity from your property possible after rehab, don't always replace mechanicals resulting in surprising repairs, and usually fudge numbers to make an investment attractive to the buyer.

I will have to agree with the majority of people here, 2-4 MF's are no longer attractive but a good place to start if you can find a deal, I can find 2-4 MFH deals here in El Paso, Texas about once every 2 weeks (talking about 1% rule) here in my market but it's getting harder each time.

Payments for the arrears don't come immediately, maybe 6 months at the earliest, so there should be a lot more upside for a buyer who comes in later, like you.With the examples you give, I can see the attraction of buying select BK 13 loans after a certain amount of seasoning.

Juan, its not so easy, cause you are miles away, the prices are very attractive, and the rental estimate too, but be very careful, get a lawyer , chec on Hoa restrictions , and vacant rates, sometimes wonderful deals and numbers become nightmares.

The fact that you are attracting non-Investor Realtors means that you have not been able to or did not convey the information needed to attract anything but run of the mill agents.
