The use of this would be to help a buyer with continue with a purchase if he did not have enough of a down payment to meet the senior lien holders requirements for funding.If the buyer's first position mortgagee requires an LTV of 75% but the buyer only has 10% for a down payment, the buyer asks the seller for a purchase money mortgage of 15% to make up the difference.

The SFR rentals with 20% down on a buy and hold didn't make up for the PITI even with rents from 2k to 3K a month in a decent area.

(Keep in mind the investor that made them that offer is a rehabber like me)A lot of times people will make up the fact that they have a higher offer just to get you to raise your price, but I know for a fact in my market a lot of investors are making offers that will simply price out any of the competition, and then when it comes to closing time they will drastically reduce the price down to a more realistic price.They will come up with an excuse such as "I don't have the money anymore" or "The house had unexpected repairs I didn't notice", etc...

This is not based on any statute or any other legislative process but merely the case of tristate investments (the tax lien holder and plaintiff) vs. cherrystone bay (investors/wholesaler as defendant) and their attempts to buy a property cheap (via the purchase of an older and senior tax lien) that was under tax foreclosure.

Any ways my brain has been racing lately because im not the best negationer yet and I don't want to spend money marketing and then not close the deal so it got me thinking what could I do to make up for that lack of negation skills and one of my main goals in life is to give back to veteran's, im a veteran myself so I always have planned to start donating to a charity, so finally back to my question, can I market that I buy house for cash and donate some of the money that I make off of the wholesale to a cause of my choice like the dav or a local vfw or Minnesota military fund, so im just curious is that possible to do?
