And south side, obviously you have to avoid Inglewood and such but it's very pocketed and there are good spots to buy in.

That turned into a SWEET deal, and I wasn't even there looking for another property.

You Memphis folks, do a spot check to see if this rule holds for your areas.

When I here individuals speaking of this is such a sweet deal and the agent will not work with me.

If those terms were not sweet enough, we were able to renegotiate to get an additional 6 months payments differed so we could reduce our negative amortization during the stabilization of the asset.

First he started complaining about crickets OUTSIDE the apartment that didn't let him sleep and a wandering opossum he spotted outside one night.

I have flipped several houses over the past several years, but only on a spot basis (take your money and run).
