My favorite book on real estate is "the millionaire real estate investor" by Gary Keller.Eschew consumer and student loan debt as if your life depends on it....because your financial life quite literally does.

vanilla purchase transactions where you aren't exposing the transaction to any reliability risk because it's so simple a dead chihuahua could underwrite it.Just to add confusion to your life, your realtor referring you to someone like me will likely call the local-to-you-me a mortgage broker even though in reality it might be quite rare that the local-to-you-me brokers on REI deals.

@Mary lou L.It's nice seeing a real estate show that isn't all the crazy California prices, though I'm not a fan of the down home style that they put in every single home they remodel.

Can you tell me what style you prefer and why?  

(less conflict is better in my opinion, particularly taking into account if you have kids, they are inevitably going to be in your life one way or another pretty much forever).
