What I feel you're missing with the payment calculator is they use it as a means of advertising.

Personally, I would simply advertise it as "three-bedroom unit but one bedroom does not have closet" or "two-bedroom unit with an office space that could be used as a bedroom."

(Because applicant’s credit report would be accessible to you through the site, I would ask your agent to open his own account there, advertise your property, and deal with everything from A-Z - for liability purposes - like he would anywhere else.

There are NO national HML/PML  not one company funds in all 50 states many will do the majority but NONE of them are nationwide even though many advertise that but its a little puffery by some of the legit ones .. but fake ones keep in mind NO one funds in all states.

The only costs are finding them and finding rehabbers (but that is minimal too.)Now as others have mentioned, if the costs of finding (which could be as little as walking around the neighborhood and as great as a full-blown ad campaign) takes away from your necessities, then you can not afford it.

I guess it's not too common if a vendor was advertising it (at least not Home Depot common).
