Each STR property I acquire must meet two financial benchmarks: a gross rent multiplier (GRM) of 5 or less [Property value divided by projected income must equal 5 of less], and compliance with the 1% rule as LTR, which serves as a backup if regulations shift or if there's a decline in STR income.

(not the $470k from the past...what you expect on an annual basis going forward)The sum of those three annual items is the numerator in ROE (the "Return" portion).Divide that by your Equity which = $469 ($850 property value - $381k current debt)

That is, divide this number by your down-payment (and include closing costs that you cannot recoup) to figure out your rate of return.Generally-speaking, I compare this annualized return to what I would expect to make by investing in an index fund (so if I can do better than 8%, on average, I am happy).
