All in all, I recommend being creative and getting in now rather than later, your interests might shift or you might have a significant event in your life that inhibits your ability to invest in real estate. 

IMO, I would try to work out a payment plan with her and get her out sooner rather than later.

I bought a property with all cash in at closing, later few months after finding the tenant I went for a cash-out refi, and took 90% of my investment (as it appreciated value little bit).
