Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

In the past I have asked for a higher deposit but I just dont want to deal with any potential non payment issues nor evictions. 

If you are paying in cash, you'd have the bank write a letter indicating you have the capital on deposit or you can also print out your bank statement showing the funds.

The damages exceed their security deposit.

@Nathan Gesner we saw a sharp increase in fraudulent applications during COVID.INCOME: fake paystubs & W-2s---We've always required a bank statement, so we could corss-reference income as most employers now diret deposit. 

You can back out of the contract due to an unsatisfactory inspection and get your earnest money deposit back. 

I use a credit range for deposits.

You may qualify by using bank statement program as that program uses all your business deposits to calculate your income.

To get the additional 2 months rent plus also any damages that exceed the security deposit since you won't know what damage there is until they leave you may need to sue a 2nd time.

I also certified mailed the Move Out Condition Report and partial security deposit on the 21st day after vacating.
